Smíchov City

Smíchov City is the largest urban development project in Prague's modern history. It sensitively fills the twenty-hectare site of a former freight station with development rooted in its surroundings: a block-based city with sensibly scaled buildings.

Smíchov is a traditional Prague district with a rich history that became an epicentre of emerging industry in the 19th century. At its heart is one of Prague's important transport hubs, Smíchov station, whose surroundings are now undergoing a major transformation. Construction began in the northern part in 2020. A flagship project is Smíchov City by developer Sekyra Group. Numerous Czech and international architecture studios are designing its buildings, giving the district the natural variety found in older parts of Prague. A69 – architekti created the master plan and the corner office building at Na Knížecí, while individual buildings were designed by studios including Kuba & Pilař architekti, Haascookzemmrich STUDIO 2050, Chalupa architekti, LÁBUS AA, D3A and Projektil.

The southern part will become a new business district. Its form was decided by an international competition attracting 166 teams from around the world. The winning master plan came from Baumschlager Eberle Architekten and Pavel Hnilička Architects+Planners, with further studios now designing the individual buildings. Chapman Taylor is responsible for lively ground floors filled with shops, services and restaurants. The district will also include the Česká spořitelna campus and ČEZ headquarters.

The Smíchov transport terminal will play a key role. This state-of-the-art interchange will bring trains, metro, trams and buses together beneath one roof, creating a new transport heart for southern Prague. New platforms and passenger facilities will be built. Reconstruction of Smíchov station to a design by A69 – architekti began in February 2025 and is due for completion at the end of 2028. The Railway Administration plans to start restoring the historic station building that same year, with completion expected by 2030. The existing Na Knížecí bus station will become an open public square.
